Introduction to Real Estate Appraisal: Introduces students to the subject of real estate appraisal, beginning with coverage of basic real property law. Students learn the various concepts of value and the operation of real estate markets. Relevant mathematical concepts are reviewed and the student is presented statistical concepts which are used in the appraisal practice. The course covers real estate financing terminology and practice; and students get an introduction to the basics of residential construction and design. They are provided an overview of the entire appraisal process. The cource concludes with two of the most important steps in the appraisal process - - specific coverage of residential neighborhood analysis and property analysis. Valuation Principles & Procedures |

Valuation Principles & Procedures focuses on the procedures used to develop an estimate of property value. It gives students an understanding of how the various principles of value actually relate to the application of procedures. Even though emphasis is placed on the appraisal of residential 1 – 4 unit properties and small farms, all the concepts and procedures covered are applicable to the appraisal of all types of properties. This course begins with the appraisal process review and proceeds to wide range coverage of the sales comparison approach, followed by methods of site valuation used to appraise residential 1 – 4 unit properties. The cost approach is covered in depth using basic concepts and methodology. With the income approach, emphasis is placed on direct capitalization using an overall rate and the gross rent multiplier technique. Applied Residential Property Valuation covers laws, rules and standards that must be followed by appraisers. This course focuses on the application of principles and practices to the appraisal of residential 1 – 4 unit properties and small farms.
